Thanks, Geoff. I tried to limit my local agent search to agents or agencies with a decent number of listings on the sites and to those who had properties of P10M or more. I may have to branch out to other areas to hit someone who has access to expat clientele. I had considered that the 2nd or 3rd largest city in the nation would have a market for big homes on big lots but maybe it doesn't. Thanks again for your reply.2 points

Oh I'm not, I was just offering it as extra evidence that the amount of sex has increased during lockdown. I'm fully aware of the dual influences of Catholic church policy upon contraception rates and the cost factor that stops a lot of Filipino women from using contraception (plus the 'macho' effect that limits the number of male Filipinos willing to use condoms).2 points

Does anyone know a good real estate agent in Davao City? We're selling our five-year old house and lot but it seems like the agents we've contacted have no drive at all to make 5% on P13M. My wife says they'd rather make several small, easy commissions than work for one big payoff. I contacted a few listed as local on a Philippine real estate site but only two got back to us. Neither even wanted to come look at the place and both just wanted permission to list it! How in the world do you sell a house and lot you've never seen? In the U.S., the average age of a Covid death is 78. The normal average age of death is 78. In the Philippines, a friend dies suddenly of a heart attack. Counted as Covid. A guy we know, his niece's baby died shortly after birth due to complications. Counted as Covid. My wife's friend on Bohol said her neighbor died of a stab wound. Counted as Covid. If you don't want your loved one to be counted as a Covid death, you have to pay for your loved one's Covid test. Otherwise they died of Covid. I think the vast majority of members here are upwards of 50 years old. A high % are probably 60+. I'm 64. Crap! How did that happen? My "early retirement" years started at 56 and are done! When the Covid-19 "Pandemic" started, we didn't know much. It quickly got sorted out that the vast majority of deaths were elderly and/or people who were already sick with one or more comorbidities. In some cases, poor choices by leaders led to increased deaths of the elderly. I have three comorbidities; overweight, HBP and some asthma. Also arthritis, but not sure if that counts. It's not the case where I live - you can still buy a new and acceptable standard house for 5-7m and 15-20m would get you a palace. I still stand by my opinion that property in the Philippines is relatively inexpensive. I wonder how long these "asking price" houses remain on the market?1 point

I know of a decent one in Cagayan De Oro, a cousin of SWMBO (not that that helps you). I was speaking to her a couple of years ago after we bought the house we have now, she gave us the impression that selling 'foreigner type houses' was difficult due to the small number of potential buyers and the difficulty of dealing with the potential buyers. She wasn't the actual agent selling the house we bought but honestly, without her help to navigate the process we would have been all at sea. I would as a starting point try and find an agency that lists mostly more expensive houses as they1 point

I read an article in Australia recently saying that a survey had showed there had been an increase in sex since lockdown started but that there was not expected to be an increase in population growth (as per the baby boomers) because of the almost universal use of birth control (not surprising).1 point

My understanding here is there are restrictions on purchasers. There is a time period after the purchase where the vendor has a right to repay the failed the arrears and retain ownership. Worth checking out if anyone going this route.1 point

concerning the topic, here is my input. In fact a really good friend of mine owns a house in the Lipa area. He wants to sell and asked me to help. I live in Manila and have a neighbor/distant relative who is a real estate agent. Started asking him questions and he said that he would take on the project. Started lining up prospective buyers, getting paperwork together and was well on the way, then c19 hit and the whole deal ground to a halt. Bottom line is that relators here seem to be willing to travel to secure a deal. So IMHO the trust factor is of more importance than geography.1 point

Many variables here, but the extremely overvalued Philippine housing market (on higher end houses) is one the big reasons I am going to be moving the family to the U.S. We have discussed it in other threads, but when I moved here 8 years ago 5-7 million pesos would get you a really nice house. Now the same type of house has asking prices of 15-20 million. For 15 million I can get a very nice 3-4 BR house in several areas of the U.S., built to modern codes. I think a lot of the extreme rise in prices is driven by foreigners.1 point

We looked at some houses in Lipa yesterday and my wife wasn't much impressed. I wasn't either to be honest. Seems like the newer built houses are smaller in subdivisions that are just starting out and scarcely populated. The prices really weren't in line for what you get even with the multitude of "Discounts". We visited a few subdivisions and were honestly very surprised at the number of vacant houses and foreclosures. I think we'll be talking more to a few subdivisions and banks about these. I actually enjoyed the hustle and bustle of the Lipa area and its multitude of shopping1 point

So far so good as far as L and I go healthwise. I think we will just sit out early vaccines for a while and see what happens. There are not a lot of infections here in Davao, yet - Mayor Inday seems to be trying to keep a lid on it. Quarantine from 7pm to 5 am sort of helps, I guess... But then I see heavy traffic on the roads all around at 6:30pm and know that all those people will not be home until way past curfew. Then there are always those still going out and partying - like just outside the apartment last night until almost 10pm. Some just don't get it or don't care. And there are s1 point

Information overload, but I don't understand why they would lockdown again. This new data is being pushed by the anti-lockdown people. If you die of Covid, average age of death 82.4 If you die of other causes, average age 81.5. There is truth in what you write. A while ago I googled to see who I might know (celebrities and such) that died of Covid. I was astonished to see that all the dead were victims of "complications" of Covid. By that I mean the same complications that would have arisen if they had a very bad flu which turned to pneumonia or something similar. I do not want to get a bad flu, but neither do I like it when the world shuts down. I believe facemasks, distancing, and similar precautions are the best way to prevent the spread of any flu-like illness. The rest of the stuff, like quarantining everyo1 point
