.however this does not include doors/window and power, just basic 4 walls, roof, concrete floor.

This was my meaning Mike, to me the cost should reflect Livable Yes? :)

JP :tiphat:

the house is very liveable , it is just nice to upgrade it with cash as I go.

I just built a very simple 18m by 14m House in the Province for a total cost of 65K peso...however this does not include doors/window and power, just basic 4 walls, roof, concrete floor.

Looking at he pics... are you sure that is 14x18 meters?   I would guess 18x14 feet, maybe...

You can count the blocks and that will give you some idea how wide/long it is.

The building contractor the Mrs and I are dealing with is in Cebu. It's true that there is an additional charge to get them to work on other islands.

If you look around in these forums there are several horror stories from people who tried to manage the work themselves.

Here's where immediately you will get into trouble before you start, You do not get a contractor who is "willing" to work on other islands. You go to the site and hire a local guy with local laborers which will be cheaper. The contractor from Cebu will do that also. But you don't know that.

If a building permit is required from a local city hall, the mayor can write a stipulation that says local labor must be used.

Where we are its not a good idea to use local labour even if you can find them..So much construction going on within this little island, hiring locals (apart from unskilled labourers) is a nightmare!!

Our working Foreman and masons are from Bulacan.. We built them a barracks, and they lived there till completion..Good security guards too!

We have found that local tradesmen are also VERY unreliable as they can pick and choose where they work and when they want to work.

Just our experience.

We've been told ground was broken a few days ago. Completion date is Dec. 18th. Contractor pays a penalty of 0.1% each day it's late.

We should arrive there in late November. Maybe we could rent a room from you!
