Just another thought. You could join the airbnb Cebu Facebook group which usually have units which dont appear to be listed on airbnb.

Nice.  If it was just me I would love it.  Wife wants to stay with me and she is harder to please. 🙄

So she wont be visiting the province this trip where 5 star wont be available. :tiphat:

For good or bad I have had to travel to Cebu City on a number of occasions over the last year, always in condos. As others have suggested the bathtub requirement might be your toughest one. The only place we stayed with a tub was at the Marco Polo Residences. Surprisingly the cost met your upper limit requirement and there was a tub. That said not all condos there have a tub. The other issue I notice is that if you are staying a full month instead of 26 days, getting a discount on AirBNB can save you plenty. We're in a condo right now that was 50% off because we booked for a month.

I tried one place that advertised a cheap price monthly but they told me the month is 1st to 30th so I would have to pay 2 months instead of the 26 days.  Anyway, they were probably trying to gouge me and I decided to go with the one I originally booked.  Time makes the 100K pesos sound much less than the original sticker shock.

please allow me to dig up this topic, do you find rentals in Cebu any different than in February?

I am struggling to find anything decent for day or monthly basics, It makes me think it may be profitable to make some long-term rentals ( or even buy some condos), renovate the place, and sub-rent it, does anybody have similar thoughts or experience at Cebu rental market?

Funny you mentioned this.  I never heard of it, but a guy in Angeles City advertised something similar:

For rent/sale.... Please read carefully if interested in a very nice 2 bedroom 2 bath apartment.

When I moved here, being thrifty, (some would say cheap 🙄), I didn't want to lay out the capital to purchase a condo, nor did I want to pay high monthly rent. But I also wanted to live in a nice place. I solved that dilemma by finding a nice safe centrally located apt that was spacious with nice architecture, but was in desperate need of renovation and therefore came with low monthly rent. I then renovated with my own money and furnished it nicely. The link below will let you see the results. But after several years, it's time to move on.
So what's on offer is an arrangement where I'm selling the entire contents completely turnkey, then the buyer will sign a new 1 year lease. The rent is only 10,500 a month and the asking price for absolutely everything inside is 375k without the motorbikes. You can avail of my 2 bikes for 25k each if taking the apt or 35k each if purchased separately.
I'm purposely not listing everything as it's just too extensive, and far more than appears in the video I'm just laying out the general overall pricing so everyone knows that up front and no one wastes their time. If anyone is looking for a nice turnkey solution where everything is done and ready to enjoy, in this price range, then please contact me for further details and showing.
Location is Malabanias, Plaridel 1 near Petron and Candy bar.

Sounds like you would be renting a nice apartment and are able to buy (in reality required to buy I'd imagine) the furnishings. Nothing unusual or innovative in that, surely?

Still face the risk of the owner deciding it's too nice to rent at x amount and kicking you out at the end of the lease and stuck with somebody else's choice of furnishings.

I'm not convinced it's such a great opportunity.

I agree.  Seems a bit high and optimistic of the situation.  Very risky but for the right price and assurance on the lease, maybe.  Angeles has a lot of expats that might like a turnkey rental like that.  Start bring the girls home right away.

I guess is should be ok to post that comments so far:

The apartment looks great. Are your neighbors quite and polite? Easy access to trikes and jeepneys? Is it safe? Security guards?

Will Adams it's not 400k for used furniture. The apartment itself has been fully renovated and of course that would also include the motorbike. The renovations allow you to live in a much nicer unit but at the same low monthly price as non renovated place. Thanks for your comment. ☺️

Will Adams Thanks. A lot of time money and effort went into it's creation. There are so many extras I couldn't possibly list without opening up Pandora's box with confusing comments.
