Have an English friend just moved into his new home. He hired a well known engineer to do construction, some issues with sub contacters but mostly OK

Finished product to a good medium quality cost P21,500 per square.  That's walk in and live. Negros Occidental.

We did a lot of our own leg work 2.1/2 years ago, quality finish P17,500.

Be careful with flat concrete roofs.  They are notorious for leaks with all the rain here but nice if you get that problem beat.

Three tips to make concrete water-proof

1) There is an additive you can add to the cement to make it non-porous. Sorry that I forgot the brand name, but it should be available at a major hardware dealer

2) Make it a continuous pour - use concrete mixers

3) Ensure the mix is proper - they tend to add too much water as that makes it easier to mix

I'd recommend Not making two levels if at all possible as it adds to the cost

Strange that my post has cropped up again at this time, as my wife will be paying the taxes on the lot while home for Christmas.

Would still be interested in any new estimates of a possible build costs of 120 square mtrs house near CDO.

A second floor is more expensive but gives you a place to move stuff during unusual flooding.

According some infos I got is, that the average building cost including the material for a middle class house is between 22k and 32k PHP per sqm. It depends on the equipment being installed in the complete house and onto how many bathrooms the house will have. Higher class appliances will increase the price even more.
