But for how long, better to have a some control though be it feeble. At least if it's not a condo your relatives can drink the maintenance funds and rejoice.

I agree with JGF..............you tend to get what you pay for.  I have Condo in cebu, only a studio with Landmasters, managed by Colliers.  Condo dues are 1800 a month and building is spotless and very well maintained.  Believe me as I work in Facility Management (maintenance) and check each time generators, fire alarm, cctv, BMS etc etc.

Its an investment at the end of the day so needs to last

That is quite cheap by Thai standards (and most certainly Aussie standards as you would know JGF), condo fees here where I currently live are 35k bht p.a., most are 45-50k.  Is it a big complex? I would assume so, Ayala don't build small ones!
