I have my support walls finished and have filled the land with 1200 loads of dirt to raise the land to the top of the walls. This will help to keep me from floods, and more safe so close to the sea. I have also added 4 pillar's 2 at each end of the road for gates. My next project will be to raise the road and land a bit higher, put up fences, the house and a pool. The house and pool will be done in about a year or two as I am in no rush as I am not living there. The fence and road will be finished in the spring.

That's impressive, but the size is intimidating too me. It looks like a cost calculation well above what the average retiree could shell out.

 

I cant put up picture yet (but if anyone wants, I have 2 different places viewable on FB)

 

I am looking to expand, so I reckon a million pesos, spread out over 1-2 years would complete my project.

 

Would you care to mention your total investment there? Where is it? With the price of the land, I would say above 10 million?

I have purchased land about 3000 square meters directly on the Sea in Santa Lucia Ilocos Sur about 3 years ago. Over the last three years i have built a 400 foot road into the property, 1600 feet of stone wall as well as a Sea wall. Over the past few months I have also dumped 1200 dump truck loads of soil from the mountains to raise the land. We plan to start to build our house in the next 1 or 2 years. Here is our costs so far.

 

Land 1,100,000

Stone Walls + Sea Wall 800,000

1200 Dump Truck Loads of soil 480,000

We estimate we will spend 6,000,000 to 8,000,000 for the house and swimming pool.

 

Other than the land I paid all filipino pricing not foreigner prices. I was never present when there was construction, always in Canada. The work was done by my brother in laws and their friends.

Good area, Candon is one great city and that's 70 km from Vigan and 80 km from us, about 10 km north of Vigan (Magsingal)

 

We have bike race venues, off road at Candon and Sta Lucia. Give me a shout when you are there, I will ride down the 80 km and probably go back by bus.

 

No work possible this week, in case they didn't tell you, continuous torrential rain since Saturday, just as the rice is getting planted, right on time.

 

This whole area, north of San Fernando La Union is a not so well kept secret, as you probably realize it's the best area in the Philippines, north anyway. Good choice. And the women are hard working, simplistic.

Wow, really nice and a good price.  I like that area but I just can't convince my wife to live that far from Manila with their hospitals and schools.  Her limit is about an hour form the city :Mad:123,....south.  Oh well, at least I'll be in the islands.

I will take a pass on the "good price", there's a 2M land reclamation there and the house is not yet constructed. I would say Mike is getting it done cheaply, efficiently, using relatives. And I would estimate Mike can afford it.

 

In reality it's up to 10 times more than most forum members have spent and about double the most expensive place we have heard about here.

 

As pictured the house is a few hundred metres from the beach. Yet Mike is putting in a swimming pool....so cheap was not mentioned, but "good price" must be placed in context.

 

Amazing project. But if my plan flies I will have 2 houses up well under 2M (family land), so each case is different. 3km from the beach and that supersedes my need for a pool.

I will be there for the month of January and possibly stay for February as well. I will contact you and we can grab some lunch and drinks either in Vigan or Candon. I usually go North to Vigan for a day or two as well.
