Order and pay for the materials yourself...without exception.  

Pay the DAILY going rate in your area for skilled and unskilled labour, as appropriate. 

If you have competent 'family' in the construction business (as we have) use them.  They will have more consideration for your property...though perhaps only a little more.  

Provide them with the BASIC manual tools, assuming they don't have their own.   

NOBODY touches my tools...electric or otherwise. 

Check their work often.  

If you don't like what they're doing...simply stop the work, thank them very much, pay them, and look for somebody else...without making a fuss.  People do get killed here over 'such 'loss of face' issues, so tread carefully, Mr. 'Millionaire' poriner.

How about days when the work crews show up and start to work and then it starts to rain all day. How is that handled?

I have either sent them home, and paid a half day, if it's really bad, or, if they've worked on (which most workers will, where reasonably possible), then let them do what they can, and pay a full day (in the interests of 'goodwill').  I would always pay SOMETHING though. It is easier when dealing with relatives, of course.

IMO - Pay them the full day, hardly their fault if the weather stops them working.  They'll still have to pay same travel costs and will have already prepared their lunch etc.  You'll get back more than you lost if you don't come across as being mean.  Caveat is always how bad the weather is - does it really stop them working or can they continue with inside tasks?

We had a day when our delivery of sand did not arrive, the workers did what they could but after waiting a hour or so they asked if the could go home , as we paid our workers weekly and as it was not there fault about not having the sand we just paid them what we usually did, after paying them they came back and told the wife we had paid them to much as they only did a few hours that day the sand did not turn up.

We knew we had good workers and that just proved it to us.
